MarketFront - Pike Place Market
Axis, in conjunction with Shiels Obletz Johnsen, Inc. (SOJ), managed the MarketFront project in downtown Seattle. This high-profile project at the world-famous Pike Place Market features 40 units of low income senior housing, 38,000 SF public plaza with Puget Sound views, 15,000 SF of makers retail space, and approximately 300 parking stalls. Axis oversaw the design and construction process, which included over 167 public meetings before starting construction, working with BNSF railway tunnel and an extremely tight urban site. The $72M project was funded through multiple public and private sources. MarketFront now ties into the overlook walk connecting the waterfront to First Avenue and transformed the downtown waterfront.

Village at Totem Lake
The Village at Totem Lake is a dynamic mixed-use center that offers a perfect blend of shopping, dining, entertainment, and living spaces, making it a premier destination for residents and visitors alike. With over 50 retail shops featuring national brands and local boutiques, as well as a variety of restaurants, it caters to diverse tastes and preferences. The property also includes 800 urban apartments, ample parking, and a pedestrian-friendly layout, ensuring convenience and accessibility for all. Axis was engaged by CenterCal Properties, retail developer, to manage half of the new construction retail tenant improvements (TI's). Responsibilities included managing tenant relations, coordinating with architects, overseeing the bidding and construction processes, and ensuring seamless coordination with occupied office and residential spaces.

Grand Ridge Plaza
Regency Centers engaged Axis to expedite an overall master site development plan for a large-scale, 325,000 SF retail town center. Leveraging Axis’ long standing relationship with the master land developer and the City, Axis was instramental in expediting utility, building, and landscape permits to meet the scheduled grand opening dates for the retail tenants. The project stayed within the $70M project budget.

Pike Place Market Renovation - Phase II & Phase III
Axis was hired by Pike Place Market Preservation and Development Authority to provide project design and construction management services for Phase II and III of the $68M levy funded Market Renovation. Working closely with the tenants and PDA to minimize tenant impacts during these two phases of construction, Axis managed temporary relocations, interior renovations, and modifications to tenant spaces due to new structural and infrastructure related upgrades. In total Axis supported this work throughout 7 different buildings in the market.

Sammamish Highlands
Regency Centers partnered with Axis to manage the construction process and general contractor for the repositioning and upgrade of an existing asset. Sammamish Highlands development was approximately 100,000 SF retail with 33 tenants. The upgrade included a new exterior facade, extensive landscaping around the site, new tenant signage, and TI management and coordination with two new national retailers - Petco and Trader Joe’s.

Cobb Building
Unico Properties which managed the building as part of the University of Washington’s Metropolitan Tract upgraded the 1910 Medical/Dental building to a LEED certified building high end luxury apartment building. The 11-story building, on the national historic registry, was funded by Unico Properties, University of Washington and historic tax credits. The project scope of work included a new structural core which expanded the building footprint and housed an additional apartment unit. and required major excavation and shoring at the basement level. The building retained the exterior facade on 4th Avenue and University Street. The elevators were upgrades, historic elements restored, new building systems and high-end interior finishes. Axis also managed the design and construction of 14,000 SF of retail space including The Capital Grill steakhouse.

Healthcare
Axis has successfully completed several healthcare-related projects, including the University of Washington Neighborhood Clinics, where we have undertaken seven projects involving either new clinics or renovations to support the medical home model of care. Additionally, we have worked on the renovation of Neighborcare clinic in Pike Place Market, and the new medical, dental, and wellness center for HealthPoint.
